How to prepare

Have a commercial inspection scheduled? Though Acuity will do most of the work, you can take steps to prepare to make the process go more smoothly.

Step 1

Visit the property at multiple times and days and perform walk-throughs. Listen for unusual noises, smells, or airflow issues. Remove any obstacles that could prevent the inspector from doing his job.

Step 2

Understand and communicate your objectives for having the inspection done. This includes communicating your expected timeline, any repairs or renovations that have been recently completed or planned, the previous, current, and future intended use of the property, and any responsibilities assigned in the real estate transaction (if applicable).

Step 3

Have all documents and records available. This includes lease agreements, building and fire code violations, service contracts, maintenance records, certificates of occupancy, and repair invoices.
